Good place for little money

The first 9 holes are in no particularly good condition, the place is better but from hole to hole, and then he is really good. The second 9 have plenty of water in the game and a great layout.
Unfortunately, the course is only 5,700 yards long.
We (HCP 7 and 11) found the place good overall and would play him again.
