Short course, very busy, very slow play

Short golf course, blue tees 3,305 yards.
Par 60,12 par 3s, 6 par 4s.
Flat course, bit of water, lot of trees along the fairways, often leaving only some narrow openings.
Course in a green, slightly hilly area. In the Cupertino foothills.
Some fairways have houses along the trail.
Busy course, very slow play, many seniors on the course throughout the week. Even on a Thursday you might have to wait more or less on every hole.
Fairways not in good shape, wet and muddy.
No ball washers on the course.
The pro shop doubles as food and drinks outlet.
Ok course if you want to practice your short game.
Greenfee: $45 + $20 for cart
